Magnificent, 17th century manor house farm with 22.7 hectares of forest and vineyards, located 15kms south of the university city of Coimbra.
Quinta de Chão de Lamas is located in the parish of Lamas, municipality of Miranda do Corvo in the district of Coimbra. The manor house dates back to the seventeenth century and has always been a private home and farm with large vineyards. The farm is well known for its quality wines that have been produced over the last 200 years and more. Olive oil is also produced on the farm and the original Lagar (Olive press ) is still in situ but not used nowadays.
The manor house most probably was constructed in the 16thcentury and renovated/extended to its present form in the year 1777. The coat of arms is sited above the main entrance in the courtyard and is the last remaining in the parish having been established by its chapel, which is presided over by a beautiful image of Our Lady of Succour.
Over time the Quinta has been the venue of several historical events. At the time of the French invasions in Portugal (1807-1811), the manor served as a refuge for the local population, protecting them from the fury of French troops that invaded the entire region.
This superb property still has its `Lagar', which processed the olives many years ago and with a little TLC could process them again. Adjoining the Lagar is the "Adega" where the owners produce 8,000 to 10,000 litres of wine a year from 5 grape varieties. The farm also has 15.5 hectares of mainly pine forest, a small orchard, 1.1 hectares of land for habitation/agriculture and 6.1 hectares of vineyard. There are also a number of stone dwellings on the property that are in need of renovating. These could easily be turned into holiday lets or guest accommodation for family or friends. This farm of late was also offering events such as weddings, baptisms, conferences etc. The large air-conditioned Marquee and kitchens is sited by the side of the swimming pool and the events business could easily be restarted.
To the front of the farmhouse you will find the coach-house that is now used as a garage. Part of the coach-house has been opened up to face the gardens of the property in front of the Manor house entrance.
The Manor House:
The front entrance to the Manor is from the gardens/courtyard and lead into a hall with traditional, blue-glazed wall tiles. The hall gives access to a central corridor that runs the length of the property. The floor of the corridor has terracotta tile finish and high pine painted ceiling. There are four bedrooms off the corridor each with large shuttered windows overlooking the gardens. The dining room with its fabulous stone fireplace is to the front of the house not too far from the kitchen which has recently been extended. One end of the dining room has an arch leading to the sitting room with hexagonal terracotta tiled floor. The spacious bathroom is to the rear of the property just off the corridor.
The west elevation of the house has a wonderful rustic kitchen with stone walls and old stone paved floors. This kitchen has recently been fitted with a new pellet burner stove that provides heat for the radiators. From here you can also access the rear gardens and pool area.
There is a wooden staircase leading to very large loft that could easily be turned into extra living space with room for 3 more en-suite bedrooms. The loft has a central dormer window overlooking the front courtyard.
At the rear of the house, beyond the swimming pool, you will find a modern fully-fitted kitchen with WC and changing rooms that supplied food and refreshments to the parties that were held on the estate. To the rear of the kitchens is the newly created 2 bedroom apartment (Ap1) with en-suite bathrooms. There is a further 2 bedroom apartment ( Ap2) to the side of the property that has its own access and parking area . The 3rd apartment (Ap3) is in the process of being worked on and should be ready in March 2019. This apartment will have 3 bedrooms with off road parking.
This is a superb property that would lend itself to many uses such as rural tourism, vineyard, events centre, equestrian centre, or maybe just a fantastic family home set in stunning grounds and a completely private location.
The wine production:
The Chão de Lamas wine is the result of old traditions with a large array of different grapes adapted to the soil and climate like Baga (11.500m2), Alfrocheiro (9.300m2), Tinta Roriz (7.100m2), Touriga Nacional (4.800m2), Merlot (3.000m2), Cabernet Sauvignon (600m2), Moreto (5.000m2) and Fernão Pires (14.000). The last one is to produce the white.
The university city of Coimbra is 10 minutes away using the new A13 motorway.
